Augusta’s version of fall is gentle and slow. Temperatures drop gradually, humidity finally begins to ease, and there is a period of several weeks in October and November when it is comfortable to open windows and let the house breathe. Most homeowners take advantage of that period without giving much thought to what comes next: closing the house up, switching on the heat for the first time in months, and spending most of the next four months with windows shut and air recirculating.
That transition, from open to closed, is when certain environmental conditions inside a home can shift noticeably. Some of those shifts are benign. Some are worth paying attention to before they spend an entire winter developing inside your home.
Check Radon Before Heating Season
Radon testing is a year-round option, but there is practical logic to testing before or at the beginning of heating season. Radon levels tend to be somewhat higher during winter in homes with heating systems, because the stack effect, warm indoor air rising and drawing cooler soil gas in from below, increases during cold months. A test performed in fall or early winter captures the higher end of your annual exposure range and gives you the most conservative, health-protective picture.
If you tested your home more than two years ago, or if you have never tested, fall is an appropriate time to place a short-term test. If you have a mitigation system, fall is also the right time to verify it is functioning correctly. Systems can lose suction if the pipe is damaged, blocked, or if the fan motor has degraded. A mitigation system that is no longer performing as designed can leave you with elevated radon levels you are assuming are controlled.
The EPA recommends retesting after mitigation and every two years afterward. If you moved into your home during a warm-weather period and tested then, a heating-season test gives you a more complete picture of your actual year-round exposure.
Inspect Your Crawl Space Before Winter
The end of summer is the right time to inspect a crawl space, while it is accessible without discomfort and before you seal the house for winter and trap any existing moisture problems inside.
Augusta’s summer humidity affects crawl spaces significantly. Even with a vapor barrier in place, a summer of high humidity can result in elevated moisture readings on wood joists and subfloor sheathing if the barrier is damaged, the vents are allowing excessive humid air exchange, or the drainage around the foundation is directing water toward the home.
Signs of concern to look for in a fall crawl space inspection:
Visible condensation or moisture on framing. Wood that is wet to the touch, or that shows the white streaking of dried moisture, has been holding more water than it should. High moisture content in wood is both a mold risk and a structural concern if sustained over multiple seasons.
Mold growth on wood surfaces. Early mold colonies on joists or subfloor materials appear as gray, white, or greenish fuzzy patches or as dark staining. The presence of mold in the crawl space indicates that moisture has been consistently elevated.
Damaged or displaced vapor barrier. The polyethylene sheet covering the crawl space floor should be continuous, weighted or fastened at the edges, and lapped at seams. Tears, gaps, and displaced sections allow ground moisture to evaporate directly into the crawl space.
Pooling water or wet soil. Standing water or persistently wet soil after rain suggests that drainage is directing water toward the home. Correcting grading and drainage before winter, when heavy rains are more frequent, prevents the problem from worsening.
Service Your HVAC System Before First Use
The first day of heating season is not when you want to discover a problem with your HVAC system. A fall service call, before you need the heat, gives you time to address issues without urgency.
From an environmental standpoint, the relevant concerns at HVAC service time include:
Air filter condition. A clogged filter restricts airflow and forces the system to work harder, but the environmental concern is that a filter that has not been changed since spring may be holding mold spores, dust, and debris that will circulate through the home when heating begins.
Condensate system check. The condensate drain pan and drain line should be verified clear after summer operation. A pan that overflowed during summer may have left moisture in the air handler that promoted mold growth in the unit.
Duct inspection. If your ductwork has ever been accessed for repairs, modified during a renovation, or is simply aging, fall is a reasonable time to have someone check for disconnected sections, debris accumulation, or signs of moisture in the ducts.
Combustion safety check. Gas furnaces and heat pumps with gas backup should be checked for proper combustion and flue operation before each heating season. A cracked heat exchanger, blocked flue, or improperly burning burner can produce carbon monoxide that enters the living space. A combustion safety test by an HVAC technician costs little and prevents a serious risk.
Test for Lead Before Renovation Season Begins
Fall and winter are popular times for indoor renovation projects. When outdoor temperatures drop, many homeowners tackle interior work they have been putting off during summer. If your home is pre-1978 and you are planning any work that will disturb painted surfaces, lead testing before the project starts is the responsible first step.
This applies to wall repairs, window replacement, door frame work, floor refinishing in older homes where painted surfaces are present, and any project that involves sanding, scraping, or grinding. Lead dust from renovation is the primary exposure route for children during or after a renovation project.
A lead paint inspection or risk assessment before renovation is not a lengthy process. Knowing which surfaces contain lead, and at what concentrations, allows you to plan the work appropriately, including whether a certified contractor is required under EPA’s Renovation, Repair, and Painting rule.
Check Bathroom and Laundry Ventilation
With windows going closed for the season, bathroom fans and laundry ventilation carry more of the load for managing indoor moisture. Fall is the time to verify they are actually working.
Run each bathroom fan and hold a piece of tissue near the grate. If the tissue is drawn toward the grate, the fan is creating suction. Then, during the next rain or when it is dark outside, see if you can find where the fan is venting. If it is venting through a soffit vent directly into the attic space rather than out through the roof or a wall, that is a problem. Moisture exhausted into an attic over a winter season creates ideal conditions for mold growth on roof sheathing.
If the dryer duct is overdue for cleaning, fall is the time. A blocked dryer duct both creates a fire risk and impairs moisture removal from the laundry room.
A Note on Timing
Most of these checks benefit from being done in September or early October, before temperatures have dropped enough to make HVAC servicing urgent and before mold growth in crawl spaces has continued through another fall humid period.
